Rental Standards





 


Rental Standards

It is the policy of World Team Realty to uphold Fair Housing Laws and to adhere to the following guidelines in qualifying all rental applications.

Occupancy Standards:

These standards state the maximum number of persons to occupy the unit:
 
Three (3) persons per one (1) bedroom apartment.

Five (5) persons per two (2) bedroom apartment.

Newborns less than 15 months are not counted under this standard.


Application Qualifications:

A rental application must be truthfully completed on all non-dependent occupants 18 years or older that will occupy the apartment. An application fee will be paid for each applicant. Married couples with one or two incomes may submit one application fee.


 
  Age

 All applicants must be at least 18 years old.
 All occupants 18 years old or older must complete an application
 and be named in lease.

 
  Criminal
  Background
  Check


 All applicants must pass a criminal background check in order to be
 approved for residency.

 
  Employment
 Applications must have stable and verifiable current employment.
 Note: 2 recent payroll check stub is required to verify income
 and employment.

 
  Rental History
 Excellent verifiable residential history or verifiable mortgage payment
 history (statements).

 
  Credit History
 Credit history for the previous two (2) years, a credit rating less
 than 500 or past bankruptcy are reviewed carefully and may be
 cause for refusal.

 
  Income
 Pre-tax income must be minimum of Two (2) times the monthly rent.

 
  Lease Terms
 12 months or longer.


  Deposit
 Equivalent to First Month’s Rent in most cases.

 
  Application Fee
 $20 (non-refundable) money order or cash.

 
  Holding Fee
 $300.00 (Applied towards first moth rent) money order
 (non-refundable after 72 hours from acceptance).

 
  Pet Policy
 Case-by-case basis.

 
  Utilities
 Each rental is different.

 
  Section 8		  
 We are Section 8 approved. Please let us know immediately if you
 have your voucher.
